Broadway Avenue#102 200 West Front Street Meridian, ID 83642 Boise ID 83702 208.287.7900 RE: H-2020-0117/Shafer View Terrace Subdivision Fax 2.08.287.7909 www.adacounty.id.gov Sonya, Department Divisions The City of Meridian has requested feedback regarding a proposed annexation and Building preliminary plat for the Shafer View Terrace Subdivision, which will consist of 50 Community Planning detached single-family homes on 39 acres located on the northeast corner of Meridian Engineering&Surveying Road and Shafer View Drive. Permitting Ada County Commissioners Ada County is supportive of the application due to the proximity of the site to Diana Lachiondo,First District existing public services and due to its compatibility with the Future Land Use Map of Patrick Malloy,Second District the Meridian Comprehensive Plan, as adopted by Ada County, which designates the Kendra Kenyon, Third District site as Low Density Residential, a designation which is primarily intended for single- family residential development at densities of three units per acre or less. The proposal to provide open space within the subdivision which will include a shade structure, outdoor seating, a play structure and multi-sport court is supported by Goal 3.07.02A of the Meridian Comprehensive Plan, as adopted by Ada County, which encourages usable open space be incorporated into new residential subdivisions, and Goal 2.01.01B which encourages opportunities for physical activity to be provided with new development. In order to provide improved connectivity, it is suggested that a street connection to Shafer View Drive and the property to the east be provided if possible in conformance with Goal 3.03.020, which encourages new development to connect local roadways to adjacent properties and Goal 3.07.02C which requires pedestrian connections in new developments in order to link subdivisions together and promote neighborhood connectivity. It is also recommended that a pedestrian path be considered along the irrigation lateral which crosses the site in conformance with Goal 1.2d of the Ada County Comprehensive Plan, which encourages the enhancement of manmade drainage ways as valuable resources for recreational pathways and pedestrian and bicycle transportation routes.
