Location: The site is located west ofN. Black Cat Road, and south of Cherry Lane.
Applications: annexation and zoning, preliminary plat, and variance
Highlights of Proposed Development: 23 building lots and 3 common/other lots on 11.70 acres in a
proposed R-4 zone. The applicant has also requested a Variance for a cul-de-sac length of 630 feet to
exceed the 450-foot maximum set forth in MCC 12-4-2-F. Staff supports. Applicant is providing 3 stubs.

Other: The ap-plication was comvlete prior to Sevtember 15. 2005 and is considered under old code.

Key Commission Changes to Staff Recommendation:
. Lots 3, 4,5,6 and 7, Block 4 and Lots 3,4,5,6,7, and 8, Block 2, shall be zoned R-2 and the
remainder of the subdivision shall be zoned R-4. The applicant shall submit a revised Legal
Description which reflects this change at least 10 days prior to the City Council hearing.
. Delete Condition 1.1.3 regarding Street Width: Per the ACHD report, the applicant has proposed
33 foot street sections from back-or-curb to back-of-curb. FD face-of-curb to face-of-curb.
Outstanding Issue(s) for City Council:
. The Planning Department has not received the revised Legal Description which was required by
the Planning and Zoning Commission in accordance with the change in zoning for the project.
. A recommendation was not made on the Variance request by the Planning and Zoning
Commission, and per Meridian City Code the City Council must either approve or deny this
request.
