Hello,
My name is Joe Molina and I am writing to express my concern and disproval for this project. The rear of my
property is against the ten mile canal that separates my lot from the proposed development. My concerns are a
lack of respect for the existing single family residences in this area. With the a very small exception, this area is
meant for single family homes and proof is the zoning immediately surrounding this lot. For about a mile in
every direction the zoning consist of R-4 to R-8 zoning single family lots. The idea of forcing an R-15 zoning
in the middle of this area would be a nightmare. I know there is future development for the intersection of
Victory and Locust Grove but to add an additional 50 plus residences on this very small lot would create more
traffic issues. This lot should allowed to be zone at R-8 like 75% of the land around it for a mile.
The idea of making this lot into a R-15 zone and also reducing the rear yard setback is a terrible idea! As it
states in your zoning code, R-15 is only required a 12' rear yard setback. R-15 zoning also allows a 40' height
limit. Potentially, that would mean instead of looking at 40' oak trees filled with birds on the canal, the
residences along the canal would be subjected to multiple residence looking into their backyards. How does
maintain a quality of life for the existing residences? This is bad and greedy planning by the developer! I know
progress always moves forward though and so if this project is granted permission I hope that the rear yard
setback not be reduced AND a 5' landscape buffer be required along the canal. In that landscape buffer, 30'
columnar type trees would have to be planted every 25' to limit the amount of homes looking into my and my
neighbors backyards.
