City Council, On December 3 you will be hosting a public hearing regarding the application for development of the Land on the South West corner of Victory and Locust Grove. These are the occasions your constituents have elected you to look after the best interest of the broader community rather than the interests of a developer. The fact that this application has reached this stage is baffling considering the following factors: 1) Locust Grove is already backed up during peak hours beyond what city planners consider acceptable. IF the city council authorizes this subdivision, the city council is affirming that the addition of 50-100 vehicles entering Locust Grove, within a few hundred yards of the traffic circle, is acceptable. It is NOT. Because the traffic is heavy on Locust Grove during morning traffic, residence exiting Compass Point will not easily be able to enter Locust Grove northbound. The residents will likely instead opt to turn right and cut through the Tuscany neighborhood that is directly West of the proposed subdivision. It would be absurd to authorize a development in situation where there is not an easy way to mitigate the traffic congestion caused by the subdivision. This piece of property is being developed as an afterthought, without intentional planning into a broader traffic flow plan. 2) The schools in South Meridian are already overcrowded ( according to data produced by the city of Meridian). Your own data would suggest that approving an additional high density subdivision and the additional students is ill advised. I strongly oppose the approval of this subdivision. Please give intentional, thoughtful consideration to this development application and then take into account the interests of your constituents that live in the vicinity. There is nothing about this proposal that offers anything positive for the residents of Meridian. Please don’t be swayed by the possibility of a bit of additional tax revenue, it’s not worth degrading the quality of life in Meridian. Sincerely, Stan Unruh Resident, Tuscany Subdivision 1
