To Whom It May Concern, I am writing to you in regards of proposed Compass Pointe Subdivision on the corner of Locust Grove Rd and Victory Rd. I extremely oppose this development for the following reasons: 1. High density housing on the corner of a major South Meridian intersection with only one exit onto public road. This is a severe safety/traffic issue. Our house backs up to Locust Grove and the traffic especially during school season is extremely backed up moving from south to north on Locust Grove. It is nearly impossible to make a left turn from Victory Rd. to Locust Grove Rd. at these times. The entire proposed Compass Pointe would quickly figure this out as they would not be able to turn left onto Locust Grove at rush hour. This would occur during the time all of the children are walking to their bus stops. 2. The proposed subdivision does not have enough open space for that many families. 3. The housing density compared to all of the neighborhoods around it does not align. This land was built with one house and now they are proposing that the land can support 48 households. These households could add ~100 vehicles assuming 2 vehicles per household. 4. Has ACHD taken a vehicle count of this arterial road before allowing more subdivisions to be built with so few entrances and exits? 5. I have an issue with the City of Meridian putting developers before the longtime Meridian residents who have been paying taxes and have invested their lives in the area because of its serenity. Putting that subdivision will mean more noise, more pollution to the creek which will affect drainage and the flow of irrigation to properties because there will be a lot more debris (I am sure) that will be intentionally or unintentionally be thrown in the creek. This will affect the subdivision filters (not only in Cabela Creek, but also in other subdivisions that uses the Nampa/Meridian Irrigation for their pressurized irrigation system for their sprinklers. 6. I have an issue with everything being approved and developments being planned by the city without any regard to the infrastructure and landscape of the area and if they can handle the additional traffic put on the roads. The roads cannot accommodate the increase in traffic as they are right now. 7. Most of the residents in the area, if not all, have decided to purchase the property because of the serenity and peace of the location and putting 48 townhouse units for such a small land is ludicrous and unacceptable. This will attract more renters in that area with no sense of responsibility because they have not investment and blood and sweat into the property which will drag the property values of the surrounding areas. 8. A lot of us residents in the area purchased our homes as our last home purchase because we found the right location, etc. and to have that town house structure in that small land will definitely mean more noise level, more people cutting through subdivisions, people walking their dogs and not picking up after them because they don't live in the subdivisions they are walking their dogs to. 1 9. Another point is the school system. They are not designed to house more students and our roads are definitely not designed for more traffic. I hope you consider all the above and also the other emails from residents in the area. I truly believe that the City of Meridian should take care and heed to their taxpayers needs first before any developer who is just looking to make money and no blood, sweat and tears involved. After they build, they don't care who will live in those units! We, as longtime residents, have invested our lives in our homes and to put building structures does not even fit the landscape of the homes in the area. This will definitely devalue our homes.
