Idaho Avenue Meridian Re: Conditional Use Permit Application for Project #H-2020-0107 557 West Idaho Avenue and 604 West Broadway Avenue Our family resides at 582/592 West Idaho Avenue near the above identified project. From inquiry with Meridian City Planning and Development, we understand that the applicant is asking for a conditional use permit for the building of three, 4-plexes (12 units) on property located between 557 West Idaho Avenue and 604 West Broadway Avenue. Over the last two years, a similar/comparable project (two 4-plexes containing eight units) has been completed at 605 West Pine with the designated resident parking entrance located here on West Idaho Avenue (across the street from 557 West Idaho Avenue). Being close neighbors to the previous project, and experiencing the effect on the neighborhood has aroused significant concern. Therefore > WE ASK THAT THIS CURRENT APPLICATION BE DENIED until the following public health and safety issues are sufficiently taken into consideration: A. Adequate Parking In addition to the regulations prescribing adequate parking spaces, the following should be taken into consideration: 1. West Broadway avenue has very little curb, gutter and sidewalk facilities, thereby making on-street parking unmanageable and hazardous 2. West Idaho avenue has continuous curb, gutter and sidewalk, but with the recent addition of the 605 West Pine 4-plexes (the comparable project referenced above) also using West Idaho avenue on- street parking, the available on-street parking on Idaho avenue has become quite limited as it relates to this new application B. Pedestrian and Traffic Safety Issues The Broadway and Idaho Avenue neighborhoods are already significantly impacted by high traffic counts from residential growth to the immediate West (including the Rushmore Apartments on 1001 West Broadway). This new proposed project will bring additional families and children along with increased vehicle trips to the area and further compromise safety (especially on Broadway) in the following ways: 1. As Broadway Avenue lacks continuous sidewalk as well as inadequate street lighting, these severely compromise pedestrian safety 2. Current speed limits are posted at 25 mph., but the east-west Broadway avenue vehicle route through to Meridian Road is literally a ‘raceway’, lacking signage and traffic controls (FIVE OPEN INTERSECTIONS!); public safety will be further jeopardized by this new project C. Adequate Trash Facilities MPD Code Enforcement has been involved in health and safety violations reported at the nearby 605 West Pine double 4-plexes (at the trash access on West Idaho avenue), as the dumpster sizing per unit there is half that of the neighboring single 4-plex apartments, resulting in overflowing and uncollected loose trash. The sizing of dumpster space for any new project should be closely scrutinized to avoid future health & safety violations affecting the neighborhood. Dear Sir/Madam, As instructed by Meridian Planning and Development and also your office as well, I am submitting here below my COMMENTS IN OPPOSITION to the above referenced project, as I will be unable to attend/view the scheduled December 3rd noticed hearing on the matter.
