Gentleman:
The developers of Gem Park II are asking the City of Meridian's approval for a Planned Unit
Development for 353 buildable lots and 31 common area lots. The Tuscany Lakes development is
located between Eagle and Locust Grove Roads. The site is also located south of Victory Road. Gem
Park II's PUD requested is due to their effort to try to provide a variety of lot sizes, which the City
Council has been requesting from the development community. All of the lots however exceed the
minimum square footage requires of the proposed R-4 zone. We are also requesting they allow longer
block lengths and be allowed to have a single ten foot wide pathway along Dartmoor Drive instead of
two five foot sidewalks on both sides.
The Tuscany Lakes development is being designed as peaceful neighborhoods within the overall
project and linked with useable open space and privacy. To reach this design goal we have provided 18
acres of useable open space, with 9,100 feet interlinking of trail ways. Off-street pathways which will
meander through the Tuscany Lakes neighborhood will restore and develop wildlife habitat areas along
the Eight and Ten Mile Creeks. Trail ways east of the Ridenbaugh Canal use a combination of
sidewalks and pathways to link the north and south portions of the development with friendly an
environment for pedestrians to walk in. Centrally located along this pathway is a basketball pad tbr the
residents use.
The East development exceeds all the standards of the R-4 and is not apart of the PUD request fbr the
rest of the development.

hereby consent on behalf of DIVIDEND DEVELOPMENT, INC., as a
Partner in the Gem Park II Partnership, an Idaho general
partnership action by the Managing Partner, WESTPARK COMPANY, INC.,
an Idaho corporation, and specifically by Greg Johnson, President

funds from Washington Federal Savings & Loan Association, in the
amount of four hundred thousand dollars ($400,000.00);

the behalf of the Partnership;
