Watertower Lane, Suite 202 Meridian, Idaho, 83642 Re: Tuscany Lakes Annexation Gentleman: The developers of Gem Park II and Farwest LLC are asking the City of Meridian's approval of an annexation for 196.2 acres of land located in the north half of Section 29, T3, N., RI E.. Gem Park II has control of 156.20 acres while Farwest LLC is in control of 40 acres. The applicants are requesting an R-4 zoning, which complies with the current Comprehensive Plan designation of Single- Family. Our proposed gross density is 2.4 units per acre, which is supported by the Comprehensive Plan for lower density development in outlying areas. Our design to landscaping along Eagle, Victory and Locust Grove Roadways is also encouraged in the City's Comprehensive Plan goals. Tuscany Lakes development is contiguous with the city limits along Victory Road which is a State Code requirement. It is evident with recent approvals that necessary support services such as fire and police protection are available to developments in the general area. Both developers have completed many excellent developments in Meridian. Many of these same developments have been located south of the Interstate per the following examples: Sportman's Point, Bear Creek, Sherbrooke, Hunts Bluff, Salmon Rapids, Los Alamitos and Thousand Springs. Both developers have a reputation for quality and intelligent design as proven in the above referenced developments. I hope this information will be sufficient for us to proceed with the annexation. Legal description attached. This parcel is asking for the same zoning that was given in the Thousand Springs Subdivision to the north of proposed Tuscany Lakes Subdivision. R-4 zoning is consistent with the Meridian Comprehensive Plan for the area. The requested R-4 zone is consistent with other zoning designations in this area. R-4 zoning is consistent with the single family designates in the Meridian Comprehensive Plan for the area. Water and Sewer facilities have been previously proved to be available to this property.
