Dear Josh:
At the September 15, 2005 Planning and Zoning Hearing Larkspur LLC, the neighbors and the
Meridian Greens Homeowners Association came to the following conditions. And due to these
conditions the preliminary plat and the landscape plan have been modified. The following sum(naries
the conditions and modifications:
Conditions agreed to at the Septernber 15, 2005 Planning and ,Zoning Hearing;
- For those lots adjacent to Meridian Greens Subdivision, located on the east side of Larkspur
Subdivision No. 2, The maiority of the lots shall be at least 6,500 square feet and a few could
be 6,200 square foot. All of the lots were modified to be at least 6,500 square feet.
- There shall be a 25 foot backyard set back for those lots adjacent to Meridian Greens
Subdivision.
- There shall be a ten foot wide landscape buffer on the lots adjacent to Meridian Greens
Subdivision with the landscape plan review by the Meridian Greens Homeowners Association
Architectural Committee. The plan was reviewed and approved by the Committee on October
5) 2005.
- Forty year Presidential Architectural grade shingles shall be used for those homes constructed
on the lots adjacent to Meridian Greens Subdivision.
Modifications to the Preliminary Plat;
- The total number of lots has been decreased from 54 to 52 and the buildable lots have been
decreased from 50 to 47,
- A common lot has been added at the east end of Rosalyn Drive. The total area of the common
lots is 10.26%.
For that portion of the existing circle on Rosalyn Drive that will be abandoned Larkspur LLC
Plans to enter into a license agreement with ACHD to extend the driveway to the Rosalyn
Drive and to plant grass.

Modification to the Landscape Plan;
Landscaping has been illustrated for tate new lot common lot, Lot 33 Block 4 and the revised
Lot 8 Block 7 and Lot 9 Block 6 plus landscaping added for Lot 43 Block 8 and Lot 4 Block
6.
Landscaping has also been illustrated for the landscaping for the rear of the lots adjacent to
Meridian Greens Subdivision.
