Dorado Subdivision, Alternative Landscape Compliance
As requested I am providing a written request for alternative compliance to the landscaping along Eagle
Road, which is proposed to be less than that required by the Landscaping Requirements
1" The ordinance that is proposed to be modified is 12-1.3.10-4: which requires a 35-foot buffer
along the entire Eagle Road frontage. The applicant is meeting or exceeding the required buffer
except along the right-in only driveway.
2.. As allowed by 12~13-18-2 which discusses agency design considerations, the design of the right-
in only driveway will be within the 35-foot wide required landscape buffer and reducing the total
landscaping, only where the I':ight~in drive is, down fi:om .35-feet to 20 and 25~feet
3" The total trees required by City Code are 89.. Due to the driveway constraint along Eagle Road,
we are proposing a total of 98-trees instead of the required 89 as alternative compliance.
The applicant has submitted a detailed landscape plan illustrating the proposed landscaping and the
alternative compliance along Eagle Road" Please let me know if you require additional information for
processing the final plat..
