Thank you for the opportunity to comment on the Silver Oaks Master
subdivision. My name is Tricia Callies. Please see my attached resume to
review my qualifications to comment on this project.
My company, Complete Property Management and Investment Realty, has
been awarded the management and leasing contract should you graciously
accept our latest plan revision that provides for a lower density.
As you will note on my resume, my firm is an Accredited Management
Organization and I am a Certified Property Manager. These are designations
earned by meeting high standards put forth by the Institute of Real Estate
Management.
Silver Oaks will be a project like none other in the Treasure Valley. This
project brings wonderful things to your community over and above
aesthetics. This community will have only one property manager for both
the association and the interiors. This is required by the covenants. The
benefits to this are many including controlled signage, constant upkeep of
the grounds and exteriors as well as interiors and monitoring of the tenants
and visitors. My firm will own the unit marked as 62 which is strategically
located to view the park, swimming pool, club house and fitness center.
The landscaping is extensive with many open spaces and parks including
one area near the clubhouse that is one acre in size, in which children can
play baseball and soccer. The grounds, community pool, clubhouse and
fitness center will be maintained by one organization. We will hold planned

events in the club house to create a sense of community that include Game
Night, Monday Night Football and it will be available for family meetings
and parties. We also plan to offer swim lessons. There will be an onsite
daycare. I know if my child was young and I needed this service I would
much rather take her to a place close by. All these amenities will be
available for 280 households.
It is my sincerest belief that this project will compliment every facility
around it including the new church and planned commercial units near by. It
will provide much needed housing for those employees as well as an
excellent place to live and raise children.

husband of twenty years celebrating our anniversary. I am sure you
understand. '

Proposed Silver Oaks Living Community Annexation Reconsideration
Dear City Council Members,
First of all, thank you for reconsidering this proposed residential community. The developer
and our design team have reviewed your concerns, refined our design and present a revised
master plan that addresses your comments. This living community was designed to integrate
a variety of open spaces, community spaces and residential support spaces that foster a
healthful living experience.
Our revisions now take this philosophy a step further. For example, both entrances to the
community will display open space and signature landscaping, a harbinger to the
development. A significant landscape buffer is now prominent between the residential village
and commercial district. This large buffer is the finale to the great interior meandering park
setting between the interior residences. The serpentine drive now features two additional
green spaces located prominently at two major bends. We have augmented our already
copious open spaces by five additional areas. A reduction of seven structures equaling 28
residential units was key to creating less density and more outdoor social spaces.
A healthy residential community contains a wide variety of outdoor social spaces spanning in
range from private retreats to intense activity oriented places. This village now features nine
distinct social zones, each of which will be developed in more detail when approved. The
architectural building style proposed consists of three building treatments and color variations
that will promote continuity in buildings, but distinction in character. The residential community
location is adjacent to the proposed shopping center and church, all within easy walking
distance.
This village will provide Meridian with a unique living opportunity that is in high demand.
