My wife Kay and I are opposed to the rezoning of this lot. Our reasons are as follows: 1. It could cause a negitive impact on our property and personal life style. Our life style could be more complicated with a business in our subdivision causing added conjestion. The access to Locust Grove road will only get worse as Locust Grove is completed to four lanes South to and across 1-84. This would also affect 23 other people as indicated by them signing the petition opposing the rezoning. 2. The city comprehensive plan amendment, Exhibit A, Chapter VII, Section 1 was passed permitting this type of rezoning as long as one property line abuts a arterial street. I doubt the intention of this amendment was to put a business on a residential street and use this street as an only access. 3. We feel city ordinance (MCC 12-13-12) requiring a 20 foot buffer zone was put into place to protect home owners from a business. This request is asking that this buffer be greatly reduced. If this applicatiaon is approved: 1. We would like to see the property line on the west receive a permanent split face block wall as a buffer. This would be similar to the one on the South side of the street behind Walgreen's. 2. Prohibit parking on both sides of Carol Street per Page 3 of ACHD report (B) Findings For Consideration For Carol Street. 3. A concrete curb protected left turn lane going North on Locust Grove Road for Carol Street which would require Walgreen's to be right in and right out only. ~ t( ~þ o/CI 77! ~ )~
