Good morning,
Please consider this letter as testimony in opposition of the development being proposed on the Southwest corner of
Locust Grove and Victory, Compass Point H2020-0062.
There is currently serious traffic concerns on Locust Grove and Victory in all directions at the high-flow times of the
day. With the high school being 1 mile away the entire area can feel like a traffic hazard. We live in Tuscany Village on
the same proposed SW corner and getting out of the neighborhood onto either Locust Grove or Victory can be a
challenge. In the afternoon traffic is usually backed up from Locust Grove to Eagle Road on Victory and from Victory to
Overland on Locust Grove. There is a roundabout replacing the light which will increase lanes and we are hoping
improve traffic flow in the area.
While I understand the need for housing, this isn’t an appropriate location for adding 50 families on a 7 acre
parcel. There simply isn’t the infrastructure to support it.
Traffic: The proposal indicates one exit/entry point on Locust Grove which appears to be right at the point the
lanes from the roundabout will be merging into one lane. Expecting that 50-100+ cars can get in and out of the
one entrance at the roundabout is unreasonable and unsafe.
Child Safety: We have a large population of children in the area, the bus stops are overflowing with kids at the 2
entrances to Tuscany Village and increasing traffic flow on top of these kids as residents begin to cut through the
neighborhood to avoid the traffic is simply unacceptable and unsafe.
Space: The proposal packs 50+ houses into a small area without impact assessments to the infrastructure
needed. Residents without an appropriate common area for kids to play in their neighborhood will overflow
into surrounding neighborhoods. Our HOA fees, already high, will likely increase to support the additional use of
our parks and common areas.
Schools: The schools are already overcrowded in the area and approving this submittal along with the additional
40+ homes proposed on the NW corner of the same intersection without the classroom space needed to
support the children is just not a responsible decision for our community.
I appreciate growth and the prosperity it brings but this proposal simply does not align with the space.
