To Whom It May Concern:
I’m writing this letter about the Compass Pointe Townhouse subdivision applying for permits to change
zoning on the parcel of land to gain approval of a private road and to get planning and zoning’s
acceptance of the plans.
My name is Delaine McLafferty and I’m a homeowner and a HOA board member of the Tradewinds
Subdivision on the SE corner of Locust Grove and Victory Rd.
I’m writing this letter because of concerns that the homeowners in Tradewinds have
1. The entrance being placed across from Coastline which is the only entrance/exit from
Tradewinds and will be the only entrance/exit to Compass Pointe. Some mornings (before
Covid-19) just being able to turn right from Tradewinds you wait and try to find an opening
or hoping the light will turn so someone will let you out. With the approval of Compass
Pointe there can potentially be 100 more cars trying to get out. (most turning left)
2. Has ACHD taken a vehicle count of this arterial road before allowing more subdivisions to be
built with only one entrance/exit. While restricting the entrance/exits on to Victory Rd. The
entrance/exit will be very close to where 2 lanes from the round a bout will be merging into
one lane making it even more likely that the wait times will longer and the chance for more
wrecks to happen as people take chances to get out.
3. I talked to the planner in charge of this subdivision and he stated that the developer was
planning on using 10 mile creek as part of their drainage system. Living in Tradewinds
where we have been dealing with the high water table and having water in crawl spaces and
flooding backyards and have tried to be able to lower or remove part of our berm to relieve
this problem and was told all water has to be contained in the subdivision even though the
excess water would have gone into 10 mile creek. We object to Compass Pointe being able
to have any of their water go into 10 mile creek while we have already paid $11,000 for a
partial drain line and sump pump to pull the excess water from the back of the berm and
the homeowners backyards to go into the ponds we have. We will still be needing to spend
an additional $9000 to complete the drain line at the back of the other lots and backside of
the berm.
4. I also understand that there’s a 54, 4-plex townhomes planned on the NW corner of Locust
and Victory Rd but it hasn’t gone to planning and zoning yet but also will be putting a strain
on the roads if approved.
5. I have seen it advertised that there is a 2000 resident development being planned at Lake
Hazel and Locust Grove which will also impact Locust Grove and the ability to get into and
out of Tradewinds and if approved Compass Point.
6. Also have seen that the Teakwood Subdivision that you recommended denying is going back
into planning to see if they can get approval. That will put a potential 56 more cars trying to
get in and out of the entrance/exit to Tradewinds.
7. We have an issue with everything being approved and developments being planned by us
with no regards to the infra structure and if they can handle the extra traffic put on the
roads. The issues of lack of roadways to handle the volume needs to be addressed before
the subdivision are approved and should be a top priority of the planning and zoning
commission and recommending that the roads be widened to accommodate the increase.
Putting the cart before the horse isn’t working. Our schools aren’t designed to house more
students and our roads definitely aren’t designed for more traffic. We need the schools and
roads to come first and then the houses to follow. I know with the inflex of more people moving
to the valley there is the need for more housing and maybe getting the developers involved in
helping pay for the improvements would be beneficial to everyone.
I would like to see the area around new developments that actually get notified of the
development be extended since Tradewinds will truly be impacted but only about 1/3 of the
subdivision would have been in the 300 yard boundary of notification.
