RE: CALDERA CANYON SUBDIVISION H-2019-0062
CALDERA CANYON FP, ALT 02/25/2020
Dear Ms. Allen:
An Alternative Compliance Application for the Caldera Canyon Subdivision was approved by the
City of Meridian on February 25, 2020, allowing the retention of the existing arborvitaes in lieu of 4
new street trees as required in the original approval of this subdivision.
With Final Plat approval the applicant has moved forward with site development. Idaho Power
joint trench will be located in the interior of the common lots immediately adjacent to E. Leigh
Field Drive. With this installation, the arborvitae root system will be damaged.
A second Alternative Compliance Application is being submitted to replace retention of the existing
landscaping. The updated landscape plan with the new proposed landscaping along Leigh Field
depicts the following:
• Retention of the existing Maple tree at the SE corner of Lot 1, Block 2, where the existing
residence is located. This tree is mature and has a canopy width of 46-feet.
• Retention of three arborvitae and three barberry bushes on the eastern side of the access
drive to 1294 E. Leigh Field Drive to match the landscaping on the west side of this
driveway.
• Three Norwegian Sunset Maple trees are proposed. Two (2) will be located in the common
lot area on the east side ofN. Heritage View Avenue, and one (1) on the west side ofN.
Heritage View Avenue.
• With the size of the existing Maple and the canopy width of 46-feet, there is only room for
one additional tree to keep the existing tree and new tree appropriately spaced.
• Turf is proposed for the ground cover between the trees, sight triangle and landscaping
adjacent to the drive way to the existing home.
The proposed landscape treatment for the common area along E. Leigh Field Drive is preferable to
the original alternative compliance and is more consistent with the UDC and the adjacent street
landscaping. To preserve the health of both the existing maple tree at the SE corner of Lot 1, Block

2, and the new Norwegian Sunset Maple, only 1 additional tree is proposed for the western portion
of the common lot.

• A revised Landscape Plan for Caldera Canyon Subdivision.
• A not -to -scale snapshot of the proposed landscaping in Lot 1, Block 1 and Lot 1, Block 2.
