I am unable to attend tonight's public hearing regarding the rezoning of the Southwest corner of Victory and
Meridian Roads, but am hoping my concerns will be heard via this e-mail:
I am writing to express my very strong opposition to the proposed rezoning and apartment development at
the southwest corner of Victory and Meridian Roads. In addition to my serious concerns about the lack of
school capacity and public transportation and the potential negative impact on property values in my
neighborhood, I am absolutely alarmed by the possibility of additional traffic turning on and off Victory Road
in such extremely close proximity to the Victory /Meridian intersection.
The intersection of Alfani Drive/Victory Road (entrance/exit to Strada Bellissima subdivision) is already
challenging for both pedestrians and vehicles, particularly during the morning and evening commute and after
school hours. There is already significant additional development underway in this area, with no plans to
reconfigure Victory Road to adequately accommodate the increased traffic. ("The curve" on Victory Road was
"interesting" in the 1990's - now it's dangerous.)
My home was built in 2015-16. I purchased it in 2018. It is located on the corner of Alfani Drive and Victory
Road. I am quite comfortable with the home's proximity to the offices/businesses across Alfani Drive/on the
northwest corner of the Meridian and Victory intersection. I was not seeking a quiet, country setting. Realizing
that our community is growing and changing, we knew when we purchased the home that nearby land would
probably be annexed by the City of Meridian. However, given the property values in the area and the
comprehensive plan's commitment to preserving private property rights and values, I was definitely NOT
anticipating that a proposal like the one currently under discussion would ever be considered an appropriate
option.
Please do not approve this area for Medium High Density Residential use; single family residences may or may
not be the appropriate use, but whatever is developed needs to take the surrounding neighborhood, and the
unique traffic constraints, into consideration. Certainly no one who drives, even periodically, on Victory Road
just west of Meridian Road can possibly think that adding additional turning traffic to 600-700 feet of curving
road bordered immediately by the canal is a safe or viable option.
