Watertower, Suite 202 Meridian, ID 83642 To whom it may concern: This letter is written in response to "Conditional Use Application Submittal Requirements" requirement number 12. This requirement is as follows: "I2. Written dcscriptior~ of characteristics o£ subject proper[7 that ma~¢s a conditiona! use dcs~abl¢." To this requirement I submit the following. I am proposing a residential development consisting of four town-house style units contained in one 30'X72' two-story building. This building will be constructed on the property located at /~-! King Street, Meridian, ID. The building will contain four units. Each unit will offer 1,092 square feet of living space, including three bedrooms, one and one-half bathrooms, a kitchen, a dining room, and a living/family room. One of the bedrooms will be a master bedroom with a walk-in closet. These units will be two stodes with the kitchen, dining room, living/family room, and half-bathroom located on the first floor. A staircase with 2 landings will provide access to the second floor, which will include the master bedroom, walk-in closet, full bathroom, and two bedrooms. All laundry, mechanical, and hot water heaters will be located on the first floor. The extedor of the units are tastefully designed of Cottage Lap/Decorative Panel Siding which will be painted a light gray color, Hardboard Trim painted gloss white, white Vinyl Windows, and charcoal gray composition shingles. Each complex incorporates processes and recesses in the elevation design. This was done in order to break up the lines of each complex and provide a pleasing look. The proposed project site includes two lots and has a total area of 6,400 square feet. It presently includes one run-down older home and ~q, trees. Neglected voluntary grass and weeds cover the remainder of the property. The structure will be removed. In its place I propose to construct adequate parking, drainage, appealing landscaping, automatic lawn sprinkling and, of course, the 4 unit town- house building. I will also include adequate lighting for safety and security. This property is adjacent to commercial property, which is fronted on 1st Street. The close proximity of this property to high traffic commercial property makes it less desirable for single-family dwellings. The proposed building would greatly improve the looks and character of its surroundings as well as greatly improve the existing property. //~ Owner
