Broadway Avenue#102 Boise ID 83702 2082877900 Meridian, ID 83642 Fax 208.287.7909 www.adacounty.id.gov RE: H-2020-0062/Compass Pointe Subdivision Department Divisions Joseph Building Community Planning Engineering&Surveying The City of Meridian has requested feedback regarding a proposed annexation and Permitting preliminary plat for the Compass Pointe Subdivision, which will consist of 46 Ada County Commissioners attached and 4 detached single-family homes on 7.69 acres at 3245 S. Locust Grove Diana Lachiondo,First District Road. The property is located in unincorporated Ada County within the Meridian Patrick Malloy,Second District Area of City Impact. The proposed density of 6.5 dwelling units per acre is in Kendra Kenyon, Third District conformance with Meridian's Future Land Use Map, as adopted by Ada County, as it designates the site as Medium Density Residential,which is intended for residential development at densities of between three to eight dwelling units per acre. The application is supported by the Ada County Comprehensive Plan as Goal 2.2f encourages residential development to occur at urban densities within Areas of City Impact where urban public facilities are available. The proposed pathway along Ten Mile Creek is also in conformance with Goal 1.2e, which encourages multiple uses of natural creeks,including hiking. The layout of the subdivision also complies with many of the goals of the Meridian Comprehensive Plan, as adopted by Ada County. The proposed pocket parks, which will include play equipment, gazebos, and seating areas are in compliance with Goal 3.07.02A, which encourages usable opens space to be incorporated into new residential subdivisions. The pedestrian paths which will provide access to Locust Grove Road and Ten Mile Creek are supported by Goal 2.01.01B,which encourages opportunities for physical activity to be provided. The proposal to preserve and provide access to Ten Mile Creek is supported by Goal 5.01.01E which encourages the improvement and protection of creeks throughout residential areas, and the inclusion of attached and detached housing units in different styles is compatible with Goal 3.07.OII which encourages a variety of housing types be provided. It is recommended that additional sidewalk or pedestrian pathways be considered for the interior portions of the development which lack them in conformance with Goal 3.07.02B of the Comprehensive Plan, which calls for new residential neighborhoods to provide complete streets with sidewalk. This will provide improved safety and walkability to the subdivision by eliminating the need for future residents to walk within the roadways. Thank you for this opportunity to provide feedback.
