My understanding is that there was a meeting with Rock Ranch,Stetson Estates on June 30, I was not invited? and when
Toll Brothers were asked about Radfords and Lails
they informed the homeowners that I we were not included because we had plans to develop and did not want to
participate.
That was not true, we believed that we were included and would receive the same concessions as the other property
owners.
Just to clarify do to the health issues and purchase, Lails have given me permission to negotiate on their behalf.

Good Evening Paula,
Thank you for reaching out. We have given your concerns serious consideration and are excited to inform you,
and the residents of Stetson and Rock Ranch Estates, of the following changes we plan to present to the City
Council.
We are able to commit to 1/2 AC lots along the R-2 boundary, which is the shared perimeter among Stetson
Estates, Rock Ranch Estates, and Cedarbrook. We believe this is an appropriate transition, which allows for
larger lots against the rural properties, while also maintaining the City of Meridian’s goals in conformance with
the newly adopted comprehensive plan.
We will be providing utility stubs to Stetson and Rock Ranch Estates in the two existing common lots adjacent
to the west and southwest boundary. This will allow the utility providers the opportunity to service the adjacent
properties via our newly installed utilities. It will be up to each individual homeowner to coordinate with specific
utility providers for service.

Additionally, we will be honoring our commitment of a 3’-4’ berm centered along the property line with a 6’
fence on the property line and some landscaping. The fence will be a 6’ wood style vinyl fence providing
maintenance free, attractive privacy. Upon approval of the development, a palette of tree selections will be
made by a local Landscape Architect and presented to each homeowner. Individual homeowners will be given
the opportunity to select a quantity of trees to accommodate up to 25’ on-center spacing from this palette. The
berm, fence, and landscape mentioned above will all be installed as part of phase 1 of development and run
the length of the shared west and southwest boundary.
Along the R-2 perimeter 60% of the homes will be restricted to single-story only. The lots have been carefully
selected to minimize impacts to views, consistent with the map we shared last week.
