Thank you for reaching out. We have given your concerns serious consideration and are excited to inform you, and the
residents of Stetson and Rock Ranch Estates, of the following changes we plan to present to the City Council.
We are able to commit to 1/2 AC lots along the R-2 boundary, which is the shared perimeter among Stetson Estates,
Rock Ranch Estates, and Cedarbrook. We believe this is an appropriate transition, which allows for larger lots against the

rural properties, while also maintaining the City of Meridian’s goals in conformance with the newly adopted
comprehensive plan.
We will be providing utility stubs to Stetson and Rock Ranch Estates in the two existing common lots adjacent to the
west and southwest boundary. This will allow the utility providers the opportunity to service the adjacent properties via
our newly installed utilities. It will be up to each individual homeowner to coordinate with specific utility providers for
service.
Additionally, we will be honoring our commitment of a 3’-4’ berm centered along the property line with a 6’ fence on
the property line and some landscaping. The fence will be a 6’ wood style vinyl fence providing maintenance free,
attractive privacy. Upon approval of the development, a palette of tree selections will be made by a local Landscape
Architect and presented to each homeowner. Individual homeowners will be given the opportunity to select a quantity
of trees to accommodate up to 25’ on-center spacing from this palette. The berm, fence, and landscape mentioned
above will all be installed as part of phase 1 of development and run the length of the shared west and southwest
boundary.
Along the R-2 perimeter 60% of the homes will be restricted to single-story only. The lots have been carefully selected to
minimize impacts to views, consistent with the map we shared last week.

I am writing to you on behalf of Stetson Estates and Rock Ranch Subdivision in regards to the 1/2 acre lot offer you sent to
us on Wednesday, July 1. I realize you have probably left the office, however, we have been trying the best we can on a
holiday weekend to get a hold of all the homeowners and would like to make a counter proposal to see if we can meet in
the middle.
We would like Cedarbrook to consider the below proposal:

1). 1/2 acre along Rock Ranch is acceptable with fiber-optic utilites stubbed at the property line and 4'
berm, landscaping (1/2 on our side and half on Cedarbrook) 6' with a wood-like vinyl fence centered
on the property line which is put in at the very start of the subdivision.
2). We would like to have 3/4 acre lots behind the Rustler properties with a 4' berm, landscaping
connected to irrigation (1/2 on each side) with a 6' wood-like vinyl fence centered on the property
line, as well as fiber-optic utilities stubbed to the Rustler side. Berm, fence and landscaping to be put
in at the start of the subdivision.
3). Rock Ranch and Stetson Estates will be able to determine the location of single level houses along
the boundary of the properties to help protect our viewshed.
4). We need to know and agree to the type, size and spacing of all landscaping on the border of Rock
Ranch and Stetson Estates prior to the start of the subdivision. Everything must be in writing on
letterhead and be added to a development agreement (by someone authorized to make the
appropriate decisions within Toll Brother's). The agreement and letter shall be signed by a Toll
Brother's representative and a Rock Ranch/Stetson Estates representative.
Please see the attached map with the proposed 3/4 acre lot for the Rustler side. Adding 3/4 acre lots
instead of 1/2 acre will reduce the Toll Brother's updated plat of 6/29/2020 by only two houses thus
giving you 325 houses in the subdivision, or 2.75 homes/acre.
I am available to meet at anytime in your office on Monday, July 6 to get this finalized prior to the city

Good Evening,
As discussed the other night, and included in the Cedarbrook application, we are proposing a 60/40 split of single-story
and two-story homes (60% single-story, 40% two-story) in an effort to minimize impact to views. Attached is our proposed
draft shown on the 1/2 AC lot exhibit previously provided. The placement of single-story homes is denoted with red
diamonds. We are open to suggestions on placement as long as we are able to maintain the 60/40 split.
We have received some positive feedback related to the 1/2 AC lot exhibit sent yesterday. Any additional feedback as we
evaluate the feasibility of 1/2 AC lots along the boundary is greatly appreciated.
