On page 45 of the minutes and at 39:45 of the hearing video, I stated: "Toll has agreed to double the rear setback along all of those western and southwestern properties." You mentioned page 48 of the minutes, but the rear setback was not discussed at that point in the hearing, and no mitigation was discussed regarding the southern property. Instead at that point of the hearing I was responding to a question about where we had reached agreement with adjacent owners for landscaping and berming, and I stated this would be provided on the western boundary. Pages 47 and 48 of the minutes and the accompanying portion of the video (48:10) do make clear what we meant by the "western and southwestern properties" because I used the cursor to show this and identified the adjacent owners by name (46:30). It only covers properties within the R2 zone. We further noted at that time that the neighbor to the South (east of the SW angled corner) had provided comments in support of the development with the exception of the attached housing product in the NE. The PZC motion as to the rear setbacks also expressly referenced "Additional setbacks as described by the applicant." (Minutes p. 30). Video: https://www.youtube.com/watch?v=znKOrsc9wtU Based on this, could you please correct/clarify at the hearing that condition 1.f applies along the west and southwest perimeter boundaries (i.e. within the R2 zone)? The intent was that southwest corner but I appreciate the feedback and we can clarify if needed. I'll listen again too. We did not assign specific lots yet for the single story, to allow flexibility for the neighbors to weigh in if they had a preference. We could assign them if needed. Hi Sonya, We committed to 60% single -story for the perimeter homes in the R-2 zone, placed in a location to best protect the view shed of the neighboring property owner. Hello Sonya, The following is the specifics that Deb discussed during our Planning and Zoning Commission Hearing: As described at the Planning and Zoning Commission, Toll committed to provide the following along our western boundary based on discussions with those neighbors (the Rinehimers and the Robertsons): (1) a 3 to 4 foot berm and a wood -style fence on top of the berm, centered on the shared property line; and (2) selection of trees along their side of the fence that they would maintain. We could accept a condition of approval to work with these neighbors to provide these items, including reasonable tree spacing of approximately 25'. Please let me know if you have any questions.
