Thank you for providing comments on a potential project next to your subdivision. At this time, the City does not have a
formal application for this specific property. If/when the application is submitted to the City and you are within 300’ of
the project boundary, you will receive notification from the City of the public hearing date and the property owner will
also be responsible to place public hearing signs along all street frontages. Public testimony will be welcomed at that
time.

To whom it may concern-
Recently I was made aware of the plans for development along Hillsdale Road near the South YMCA. I live in
the subdivision adjoining this property and am concerned with the plans. I have multiple concerns but here are
a few.
1-The Hillsdale school is already over capacity and the secondary school the district is bussing kids to is
overwhelmed also. People who have already purchased in the subdivision are unable to have their kids attend
Hillsdale Elementary School. A VERY frustrating situation-- Are the people who buy in this new development
going to be made aware of this?
2-The city plan shows mixed use development and Cory Barton has definitely taken that and used it to continue
to line his pockets, but packing in a bunch of poorly built apartments rather than taking the cities vision of a mix
of business, and living spaces. Cory Barton is maximizing his income rather than thinking about the livability
of our area. Nix the condensed apartments PLEASE and think of alternatives. Maybe add some business on

the ground floor levels with LESS apartments on top. The communities in this area would love some
restaurants, or retail areas. Even more amenities like Dr. office or a Sonic would be great! A few town homes
or condos. But please don't allow him to squeeze 309 more families (so well over 1200 people) into this small
space. I heard that Cory Barton "didn't want to compete with the business" already near the YMCA. I think
this is just an excuse to put in the apartments.
3- Hillsdale Road is already so busy during peak times (AM & PM work travel and also AM & PM school
drops) The line backs up past the YMCA at this time. If you add 600 (at least 600 because you know
everyone of those 2-3 bedroom homes are going to bring at least 2 cars) It's going to be a nightmare.
4- South Eagle Road, South Cloverdale Road, and Amity Roads are not built fo that much traffic. Again the
lines back up almost 1/2 mile at peak times especially from Cloverdale Road intersections. We were told that
there is plans for widening to 3 lanes, but that 3rd middle turning lane doesn't seem to provide much
relief. There are no sidewalks so there are plenty of bikers and foot traffic on the shoulder of this road. NOT
safe to add more traffic.
5-PLEASE don't let Barton home line Hillsdale Road with multiple floor apartments. Especially for the half
million dollar homes that are already in place in the Hillsdale subdivision that butt up along there. That
decreases their views and open feel. Which I can assure you played into why they built where they did. If
Barton needs to put in two story homes please put them next to Amity Road!!
6- Century Farm and Hillsdale Creek Subdivisions have high standards for the CC&Rs. We are not allowed to
have rentals-- Cory Barton subs will mostly be rentals within a few years. We are not allowed to park our cars
on the streets, they are encouraged to be in the garages, but must be in the driveways. We are not allowed to
leave garbage cans out, or recreation equipment in the streets. Can Cory Barton write something similar in
their CC&Rs? Something to maintain the standards of the communities surrounding them?
Cory Barton subdivision already lower homes values of those that are close to them. Please limit the number
of homes he can squeeze in. I know I would welcome and I think most people would a develpment with more
"multi use". I love the feeling of the multi use areas going in on State Street near Eagle Road. I love the
businesses there and the high class apartments.
Please do what will improve the community and not just provide wealth to one person. I hope to attend
whatever other meetings are planned regarding this development.
