This phase of The Oaks lies north of W. McMillan Road and west of N. Black Cat Road. The gross density of the final plat is 4.15 dwelling units per acre, with a net density of 5.3 dwelling units per acre. The minimum property size is 6,662 square feet, with an average lot size of 8,213 square feet. Qualified open space for this phase of the project is 1.46 acre, or 8.42 percent of the site. The two pocket parks intended to serve this area were included in phases 4 and 5. The amenities included pathways and picnic shelters with picnic tables. The preliminary plat was approved by the Meridian City Council on December 17,2013. A 5.71- acre central park,pool facility,playground equipment,pickleball courts, outdoor barbeque area, pathways and pressure irrigation pond were constructed in the first phase of the development. This area of the approved preliminary plat, consisting of phases 4,5 and 7, included 142 single- family lots. The final plats for phases 4, 5,and 7 now include 144 single-family lots. The two lots were added due to a reduction of three lots within phases 1 and 2;therefore,the number of approved single-family lots has declined from the original approved preliminary plat. The final plat is in conformance with the approved preliminary plat and meets all requirements or conditions thereof. The final plat conforms with all requirements and provisions of the UDC and was prepared in conformance with acceptable engineering, architectural and surveying practices and local standards. The property was annexed under Ordinance No. 14-1602, which was recorded as Instrument No. 114030973.
