Garden City, ID 83714 RE: Ascent Townhomes, AZ, PP H-2020-0039 To ACHD and City of Meridian Planning & Zoning: I am a neighboring property owner to the west of the above referenced application. I ant in support of the density and the housing type proposed in the application. However, the proposed location of one of the stub streets is not in a desirable location to facilitate future development of the remaining vacant parcels to the west of the development. The proposed location of the northern stub street along the west side of the development aligns with Parcel No. S1210346720 (please see attached depiction), which has an existing home and shop building on it. Lining up the stub street as proposed with that Parcel No. S 1210346720 makes little sense, as it would require demolishing the existing home. Rather, the location of the stub should be moved north so that it aligns with the southern property line of vacant Parcel No. S121036730. Aligning the stub street to Parcel No. S121036730 is preferable to the developer's proposed location as it would allow the future street to continue west into the vacant properties without having to demolish an existing home. As an additional question, Lot 9 Block 6 of the proposed development appears to be a private lot with an access easement. In the event another adjacent property develops prior to Newkirk Glenn Family Trust property developing (as contemplated. in Note 6 of the Preliminary Plat), would that Lot 9 Block 6 provide access to adjacent properties? I could not find any AC14D staff report for the project so hopefully these issues can be included into the report when it is finalized. I have attached a pdf showing the proposed preliminary plat and the adjacent vacant parcels referred to above.
