I submitted a letter oil May 15, 2020 stating that I was in support of the density and tllC 11OLISing type proposed in the application, but noted that the location of the northern most of the western stub streets (the "Stub Street") is not in a desirable location to facilitate future development of the remaining vacant parcels to the west of the developilient. Since I submitted my May 15, 2020 letter, ACIID's "Draft Report" becarne available online. The ACIID report does not appear to address our concerns regarding location of the Stub Street, This letter provides additional information regarding the desirability and feasibility of moving the Stub Street further north so that it aligns with the adjacent vacant parcel to the west to facilitate development of other vacant parcels. Prior to submitting my PlWiOUS letter, I reached out. to the developer, Mr. Schultz, and requested to discuss moving (lie SnIiject Stub Street location further north. After discussing the issue with him, Mr. Shultz ernailed me a draft of a new location for the Subject Stub Street, which I have attached to this letter as "Exhibit A." I think ils an easy sell. In an effort to address Mr. Schultz's comment about the offset, 1 prepared and emailed to Mr. Shultz a suggested revision to the plan, which i have attached as "Exhibit B." Despite offering to continue to work on the alignment, Mr. Shultz insisted we deal with this issue post city approval. Respectfully, we have brought this issue to the attention of Planning and Zoning and to ACHD in an effort to ensure Mr. Shultz continues to work with us in re -aligning the Stub Street. We request that this slight alignment shift, which Mr. Shultz has stated could work with a variance for ACHD, is addressed as a condition of approval by the Planning & Zoning Commission. Shifting the Stub Street to the north makes much more sense to allow the street to continue to the west into the vacant properties without having to demolish an existing home. We respectfully ask the Planning & Zoning Commission and ACHD require the developer shift the Stub Street to the north such that it is aligned with the southern boundary of vacant parcel (Parcel No. S 121036730).
