Coleman Homes, A Toll Brothers Company respectfully request a formal modification to the
Jensen Belts Bicentennial Farms No. 1 Subdivision Final Plat Landscape Plan, dated 3/2/2018.
The project (Case No. H-2018-0027) was approved by City Council on 4/17/2018. This
application sets forth changes to the Phase 1 landscape plans that account for revisions to
ACHD stormwater drainage swales, a re-design and orientation of the pool/pool-house (Ref.
CZC DES (A-2019-0131) and an approved variance request to move and improve the design of
the pressure irrigation pump-house (Ref. CZC, DES (A-2019-0108). Jensen Belts and Coleman
Homes have taken the following measures to adjust and improve the overall landscape so that
it enhances the community and meets or exceeds the City’s quality standards and UDC. The
following modifications to the updated Final Plat Landscape Plans, dated 12/5/2019 include:
Permanent Modifications:
• Reconfigured pool, clubhouse and tot lot per approved CZC DES (A-2019-0131) which
depicts the updated amenity layout and surrounding landscaping (see markups on sheet
L2).
• New layout and location of the pumphouse closer to Lake Hazel Road per the approved CZC
DES (A-2019-0108). This application also included updated landscaping including a fenced
“Dog Park” amenity and additional plantings. Refer to sheet L3 for additional detail.
• All bark mulch was upgraded to rock with a weed barrier fabric underneath.
• The entry landscape was altered slightly for the placement of the approved Subdivision
Monument Signage.
• The shared driveway in the NW corner of sheet L1 changed from the original design and
therefore required some reconfiguration of the surrounding landscape.
• Landscape buffer on the north portion of Lot 1, Block 2 and around the pond, adjacent to
the Sales Office (Lot 3/Block 1) has been improved to add additional trees, shrubs, cobble
and boulders to help beautify the irrigation pond and to enhance the community entryway.
See sheet L2 of the updated plans.
• The landscape calculations were updated to reflect an increase in the total number of trees
from 273 trees to 304 in the updated plans.
Temporary Modifications:
• A temporary second fire access was approved by Meridian Fire and ACHD through the berm
along the east end of Phase 1 (see attached sheet L3). This access will be removed this
spring now that Century Farms Phase 12 has connected the permanent, second access to
the north. The landscaping shown on the plans will be finished in the manner it is shown.
• All fencing has been installed per plan except for a small run along the east side of Lot 3,
Block 1. This boundary fence was left open for view purposes to the sales building and
adjacent parking lot. The remaining fence will be installed as shown on the plans once the
sales office is removed and returned into a buildable lot.
This concludes the modifications made between the original Final Plat Landscape Plans and the
updated plans, dated 12/5/2019 by Jensen Belts. We thank you for considering this application
and hope that you’ll agree that the changes made were for the benefit of the community and
an overall improvement to the original plans.
