To the Honorable Robert Simison, Mayor, To the Members of the Meridian City Council, and To the Meridian Planning and Zoning Commission: In reference to the Delano Subdivision AZ, CPAM, PP H-2019-0027 and the updated plat submitted recently by Boll Cook LLC. Thank you for taking the time to review our letter regarding the Delano Subdivision AZ, CPAM, PP H- 2019-0027. This is our second letter regarding this project, the first was emailed on March 16, 2020. After my husband retired from law enforcement we went on the search of where we wanted to relocate to spend our retirement years. We chose the Boise area because of how beautiful it is during all four seasons. We did not take the purchase of our forever home lightly. We searched for months on the internet looking at several different homes and areas. So, when we met with our Realtor, we had a long list of homes for her to show us. We ended up looking at approximately 30 properties in a 3-day period. We looked at properties throughout Boise, Eagle, Meridian and Star. Needless to say, we had to narrow down our list of homes to those that met specific criteria. We fell in love with our home on N. Dashwood Pl. immediately, although it did not check the RV garage box, which was my husband’s only must have. The main box it did check was that it is located on a quiet cul-de-sac/dead end street. However, we were misled to that fact by many entities. Such as the title company, listing real estate broker, and the City of Meridian. First: Place (Pl) in the street name, N. Dashwood Pl., indicates a cul-de-sac, closed street, not a through street, dead end etc. I have attached several documents (Exhibits 1-5) from the ADA County website, City of Meridian website, Wikipedia and several internet searches highlighting where this is stated. Second: At the time of purchasing our home, there was no signage posted ANYWHERE stating the intent of making N. Dashwood Pl. into a through street, leaving the impression that the street would remain a cul-de-sac/dead end. Third: There was no notification in any of the purchase documents (seller disclosures, posted listings, listing handouts, online postings, or title company documents), stating N. Dashwood Pl. was going to be a through street to another dense subdivision. 1 There seems to be an obvious disconnect between the title company and the City of Meridian, because this should have been noted in the documents the title company pulled during our purchasing process. I am a Real Estate Agent as well as licensed in Property Management. In my schooling, training and years of experience in representing clients in the sale and purchase of their properties, the suffix of the street name is of great importance at identifying if the location will fit a client’s needs. I also understand the importance of adequately representing a property and its location. Not only is our home on N. Dashwood Pl. supposed to be our retirement home where we can peacefully enjoy time with our grandchildren, this is an extremely large financial investment with our retirement funds. As shown in Exhibit 6, adding a through street can drastically affect our property’s value. We were greatly misled and misinformed, as this information would have largely impacted our decision on purchasing a property on N. Dashwood Pl. The following general standards apply to streets located in unincorporated Ada County and the cities of Eagle, Star, Garden City and Kuna. This is not a complete list of all requirements. The standards for Boise and Meridian are similar to these but with some differences. For a list of all requirements for each jurisdiction refer to the appropriate code section listed above. 1. Let us take that same reduction calculations to the $545,000 home and we have a reduction of that homes' current value of between $109,000 to over $158,000. This crush in home values may severely impact one's financial standing if that home ownership is their primary asset.
