I appreciate your desire and work to keep the Spirit of Meridian alive and well while guiding responsible development. As an immediate neighbor to the proposed Cedarbrook Subdivision application. I have a few concerns about which I will be as succinct as possible. 1. This parcel is not contiguous to Meridian City. Toll Brothers is requesting annexation in an area that would require additional costs and infrastructure. It would make more sense for the city to develop out from current developed areas rather than “leap-frog” developments. 2. This development does not adequately transition to rural properties denying current home and landowners the opportunity to continue practices they currently enjoy. The City of Meridian has demonstrated a desire to “Preserve private property rights and values by enforcing regulations that will prevent and mitigate against incompatible and detrimental neighboring uses.” I am more than a little concerned that such high-density housing will be abutting acreage lots where pasture animals are raised. The current development plan does not provide any sort of buffer for the well-being of livestock and other animals. There is plenty of demand and therefore the ability for the developers to design and build on acre or half acre lots which would be financially rewarding for them and culturally rewarding instead of punitive to the current residents. 3. This is a new annexation not currently within Meridian’s borders. The developer has an opportunity and a responsibility to meet a higher level of expectation in regard to amenities for its planned residents as well as protecting current property use in this area of Ada County. 1 Respectfully, Tina Dean 2
