Dear Planning and Zoning
As a community member of Stetson Estates I would like to say I fully support the letter submitted on
behalf of our community by Julie Langlois. As a long time resident of Meridian, I have watched our
city grow from a small, rural town into a suburban area at a very quick rate; definitely faster than I
would like as a "small-town" person. Growth doesn't necessarily mean all bad things, however, I
believe growth needs to be well-thought out and managed in a very purposeful way.
In regards to the Cedarbrook Subdivision application, I am most concerned about the following
aspect: transition between the new development which will be a medium density community and the
existing neighbors who all live on five acres or greater. What will this transition look like? According
to the Toll Brother's application, the lots against us will be approximately 1/3 acre or slightly bigger.
That is not much of a transition, especially when a house of 3000 square feet or bigger eats up the
majority of the lot size. During the process of approving the newest Comprehensive Plan for Meridian
and the impact area, there was quite a discussion involving our surrounding area, and I would like to
remind the staff when they look at this application that transition was an involved topic. It was
brought up that one acre lots would be justifiable in the instance of our neighborhood.
Another area of concern is what will happen to traffic on the small two-lane roads when the
development goes in. There are already 1055 homes approved in the one square mile just east of us
that will dump cars onto either Victory or Linder Roads and adding another 330 homes will
potentially increase traffic by another 500-600 cars or more that only have one way out of the
subdivision and that will be Linder Road. According ACHD, the surrounding roads are not on the
schedule to be widened within the next ten years. Our roads can not take this much growth at this
point in time.
The last concern I would like to bring up is that I feel the stub road on the western boundary is being
"kicked down the road". The stub road has been removed from this development and some would
think this is a good thing, however, if one looks closely to the ACHD report the stub road will be put
back into the next development that will be to the north of Cedarbrook subdivision. Taking it out now
and putting it back in later does not remove the issue that it is going to be compromising somebody in
the community's property.
I would like to urge that the application be carefully scrutinized, and with all of these issues in mind, I
would like to see the staff remand the application so the above concerns can be addressed.
