Size of Property: 0.20 Comprehensive Plan FLUM Designation: MDR(3-8 units/acre) Existing Use: SFR/daycare for up to 12 children Existing Zoning: R-4 Proposed Use: daycare center(12+children) Proposed Zoning: NA Surrounding Uses: SFR homes Street Buffer(s)and/or Land Use Buffer(s): Open Space/Amenities/Pathways: NA Access/Stub Streets: Existing access via Linder Rd. &W.Tana Dr. Waterways/Flood plain/Topography/Hazards: NA History: H-2018-0060(group daycare for up to 12 children) Additional Meeting Notes: ■ A conditional use permit is required for a daycare center in an R-4 zoning district; comply with the standards in UDC 11-4-3-9 ■ The application should specify the maximum number of children to be cared for at any one time ■ Parking is a concern for adding additional clients—on-site vehicle pick-up, parking &turnaround areas must be provided adequate to serve the proposed clientele.Application should include information detailing how existing parking will serve future needs ■ A neighborhood meeting is required per the requirements in UDC 11-5A-6C—invite everyone within 300'of the property(list can be obtained from Kim in Planning) (wait a min. of 5 days before submitting application to the City after meeting) ■ Property is required to be posted with a 4'x 4' public hearing notice sign at least 10 days prior to the hearing as set forth in UDC 11-5A-6D Note:A Traffic Impact Study(TIS) will be required by ACHD for large commercial projects and any residential development with over 100 units. To avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City.
