Re: Property Boundary Adjustment Application —Victory Commons /Sherwin Williams Bldg.
Dear Planning Division Staff:
On behalf of Owner, Kuna Victory LLC, BVA Development submits this application for property
boundary adjustment with respect to two lots in the Victory Commons project. The two lots
involved are 130 E. Victory Road and 3030 S. Meridian Road (Parcel Nos. R5915720012 and
R5915720020).
The larger 15 acre parcel (No. R5915720012) is part of a preliminary plat currently under review
(Permit # H-2019-0150). There are only two buildings planned for this larger lot at this time. They
are the Saltzer Urgent Care building and Flex Building No. 1. A CZC/DR application and building
permit have already been approved for the Urgent Care building (A-2019-0361 & C-New-2019-
)062). A CZC/DR application has been submitted for the Flex Building No. 1(A-2020-0007), and
a building permit application should be submitted in the very near future.
The smaller .93 acre parcel (No. R5915720020) is also part of the preliminary plat application
noted above. A Sherwin Williams Paint Store is planned for that lot. The CZC/Design Review
applications have not been submitted for the Sherwin Williams building, but the Owner intends to
submit those applications in the near future.
Enclosed with this application is a concept site plan. It shows the urgent care and flex building
sited on the larger parcel. The Sherwin Williams building is also shown on the concept site plan,
but it is situated primarily on the smaller parcel (R5915720020). As currently configured, the
Sherwin Williams building transects the boundary lines of Parcels Nos. R5915720012 and
R5915720020. The purpose of this property boundary application is to create a 1.13 acre parcel
that perfectly fits the proposed Sherwin Williams building and avoids transecting any property
boundaries. Additionally, the modified parcel will be consistent with Lot #4 shown on the proposed
preliminary plat (Permit # H-2019-0150). (Enclosed with this application is a copy of the
preliminary plat recently submitted to the City for review and approval.)
Because of time constraints, Sherwin Williams is not able to wait until the Victory Commons
project is final platted to begin construction of the Sherwin Williams building. In light of that, we
would like to proceed with this property boundary adjustment application to, essentially, create lot
2775 W. Navigator Dr., Suite 220, Meridian, ID 83642 � 208.616.1050 � vvww.bvadev.com
#4 on the preliminary/final plat, so the lot can then be conveyed to Sherwin Williams. Once
Sherwin Williams owns the parcel, it can pursue design approval and a building permit well before
the date of final plat.
