LANDSCAPE NOTES
1. BERMING IS AS NOTED PER PLAN. ANY BERMED AREA SHALL FEATHER INTO SURROUNDING GRADES. BERMING SHALL NOT CAUSE
DRAINAGE TO FLOW ONTO ANY OTHER LOT OR STREET. BERMING CONTOURS SHOWN ON PLAN REPRESENT ONE FOOT CONTOUR
INTERVALS UNLESS OTHERWISE SPECIFIED. BERMING NOT TO EXCEED 3:1 IN SLOPE. THE TOP 18" OF ALL BERMED MATERIAL SHALL
BE OF QUALITY TOPSOIL. TOPSOIL SHALL BE A LOOSE FRIABLE, SANDY LOAM, CLEAN, AND FREE OF TOXIC MATERIALS, NOXIOUS
WEEDS, WEED SEEDS, ROCKS, GRASS, OR OTHER FOREIGN MATERIAL AND A pH OF 5.5 TO 7.0.
2. ALL PLANTING AREAS SHALL BE COVERED IN 3" MINIMUM OF 1" MINUS WOOD BARK MULCH. SEE DETAIL THIS SHEET. ALL PLANTING
AREAS SO MULCHED SHALL BE CONTAINED WITH CONCRETE EDGING PER REFERENCED DETAIL. ALL PLANTING BEDS SHALL HAVE A
MINIMUM OF 18" OF TOPSOIL. SEE NOTE 1 FOR DEFINITION OF TOPSOIL.
3. ALL LAWN AREAS TO BE PLANTED IN A BLUEGRASS — RYE MIXTURE. SEE CIVIL DRAWINGS FOR ROAD SECTIONS THAT DELINEATE
SPACE BETWEEN ROADWAY AND DETACHED SIDEWALK, ALL AREAS BETWEEN ROADWAY AND DETACHED SIDEWALK IS TO BE PLANTED
IN LAWN.
4. ALL DRAINAGE IS TO BE CONTAINED TO ITS LOT. NO SURFACE DRAINAGE IS TO BE ALLOWED ONTO ADJOINING LOTS OR STREET
AREAS. COORDINATE WITH CIVIL DRAWINGS.
5. WROUGHT IRON FENCING SHALL BE 5' TALL WITH POSTS NO FARTHER THAN 8' ON CENTER. FENCING SHALL BE PLACED ON ANY
BOUNDARY WHERE A COMMON LANDSCAPE LOT ABUTTS A PRIVATE LOT LINE.
6. PATHWAY SHOWN SHALL BE CONSTRUCTED OF CONCRETE AND BE 5' WIDE.
7. COORDINATE ALL LANDSCAPE WORK WITH CIVIL DRAWINGS, INCLUDING ALL ROAD SECTIONS THAT DELINEATE LAWN AND DRAINAGE
SWALE AREAS.
8. PLANTERS AND LAWN AREAS ARE TO HAVE SEPARATE HYDRO—ZONES. IN ALL PLANTER BED AND LAWN AREAS, THE TOP 6" OF
TOPSOIL WILL BE AMENDED AT A RATIO OF 3 CUBIC YARDS OF APPROVED ORGANIC MATTER PER 1000 SQUARE FEET. ROTO—TILL
ORGANIC MATTER A MINIMUM OF 6" INTO TOPSOIL.
9. ALL PLANT MATERIAL TO CONFORM TO ANSI Z60.1—AMERICAN NURSERYMAN STANDARDS FOR WOODY PLANT MATERIAL.
10. ALL LANDSCAPE AREAS SHALL BE IRRIGATED WITH AN AUTOMATIC UNDERGROUND IRRIGATION SYSTEM. THE SYSTEM SHALL BE OWNED
AND MAINTAINED BY AN ESTABLISHED HOMEOWNER'S ASSOCIATION.
11. PREVIOUS SITE VISIT WAS CONDUCTED WITH THE CITY FORESTER ELROY HUFF. TREES QUALIFIED FOR MITIGATION HAVE BEEN
IDENTIFIED AND SHOWN ON THE PLAN. ALL OTHER TREES WERE DEEMED TO NOT QUALIFY FOR MITIGATION AND NOT REQUIRED
TO BE SHOWN ON THE PLAN.
