Please accept this letter as the required written narrative regarding the project. As you know, the preliminary plat for Lost Rapids Subdivision was approved in April 2018 as a part of a larger entitlement project identified as Case No. H-2018-0004. In conjunction with that approval, three development agreements for the various project components were also recorded. The final plat for Lost Rapids Subdivision was subsequently approved by the City on June 11, 2019, via Case No. H-2019-0056. The Lost Rapids Subdivision project has required extensive coordination with a variety of agencies both before and since the entitlement approvals. In addition to the applications referenced above, the project has also included a property boundary adjustment, development agreement modification, construction plan approvals, license agreements and more. Currently, the construction plans for the subdivision project are out for contractor bidding with construction expected to commence this spring/summer. City Code requires that the city engineer's signature be obtained on the final plat within 2 years of the preliminary plat approval or, in this case, by April 24, 2020. The final plat is presently being routed through the various agencies for signature; however, we do not anticipate that we will obtain the city engineer's signature within the allotted timeframe and are hereby requesting a 1-year time extension of the associated entitlement approvals.
