Dear Joseph;
Please find the attached updated exterior renderings, building elevations and our responses below to the
Design Review Comments dated February 26, 2020.
1) Please submit standard elevations of each side of the building so that I may measure applicable
façade lengths, heights, etc.
Response: See attached sheets a3.11 and a3.12 for exterior 2d elevations.
2) Please submit to me an elevation view from the West side of the building so that I may better
see the covered patio area.
Response: We have included the covered patio on the added elevation sheets and provided an
additional rendering to better depict the patio area.
3) Corrugated metal is not allowed as a field material in the Commercial districts. You will have to
add an additional field material to exterior walls or replace the proposed metal with
stone/wood/brick. This is a standard outlined in our Architectural Standards Manual, 5.1I
Response: The corrugated metal material has been replaced with a Designer Series Flat Metal
Panel System with concealed fasteners. We feel this is an appropriate accent material that
enhances the overall aesthetic of the building. The accent panel system makes up between 11-
22% of each of the (4) elevations.
4) To break up the color of the stucco and add more distinction to the building corners, I
recommend adding a different color to the bottom section of the building below the first reveal.
This should occur minimally on the SW corner of the building that faces E Copper Point and the
driveway to the west of the building.

Response: The design intent for the massing is to create distinct volumes with material
placement that correspond to the interior function of the building and separate tenant spaces.
We have added a second stucco color to the project to provide additional distinction for the
stucco field material.
5) Finally, I believe your naming of the elevations is incorrect. Please ensure they are accurate. For
example, your third rendering appears to be from the SW corner looking Northeast but is
labeled as looking Northwest. The first rendering appears to have the same type of issue.
Response: The renderings have been updated with the correct cardinal directions.
