Streets, curbs, gutters and sidewalks are to be constructed to standards as required by Ada
County Highway DLstrict and Meridian Ordinance. Dimensions will be determined by
the City Engineer. All sidewalks will be five (5) feet in width.
Proposed use is in cOntbrmance with the City of Meridian Zoning & Subdivision
Ordinance a_nd comprehensive Plan.

RE: Cooper Canyon/Paddington Subdivision
Dear Bruce:
Enclosed please find the Final Subdivision Plat Application for consideration by the City of
Meridian for Cooper Canyon (Paddington Subdivision).
The property is located on the south side of Wilson Lane, adjacent to the western boundary of the
Butte Fence and Boise Aire properties. The project consists of 22 fourplex building lots to be
accessed by a private driveway/parking lot. A 1 O-foot street buffer will be located along Wilson
Lane. A 15-foot landscape buffer will be located on the east side of the property. In addition, an
emergency only access connection between this project and the Boise Aire site has been located
at the southeast comer of the property. The lots will front on the parking lot, which is a
common area lot, and has no right-of-way frontage. The project contains an asphalt pathway
along the Jackson Drain, a Sports Court, a tot lot and 10% open space. Schools serving the
project will be River Valley Elementary, Lewis & Clark Middle and Meridian High School.
In addition to the onsite utility improvements, frontage improvements along Wilson Lane have
been designed and submitted to the Ada County Highway District for their review. A
pressurized irrigation system and pump station has been designed and submitted to Settler's
Irrigation District for their review and approval.

need to proceed with the processing.

be submitting the final plat to the City of Meridian around the end of
April. The project was annexed and rezoned, with preliminary plat approval,
by the Meridian City Council last night. Let me know if there is anything
