Eagle Road for the proposed McKay Farm Subdivision, which will include 42 single-family homes and have an overall density of four dwelling Ada County Commissioners units per acre. Ada County is in support of the application due to the proximity of Diana Lachiondo,First District Rick Visser,Second District the site to public services and infrastructure. Kendra Kenyon, Third District The application is in compliance with the Ada County Comprehensive Plan as Goal 2.2f encourages residential development to occur at urban densities within Areas of City Impact where urban public facilities are available. The proposed subdivision is also in conformance with the Meridian Comprehensive Plan, as adopted by the County, as it designates the property as Medium Density Residential, in which a density of between three to eight dwelling units per acre is allowed. The layout of the subdivision also complies with several goals of the Meridian Comprehensive Plan. The proposal to provide 1.26 acres of common open space is supported by Goal 3.07.02F as it calls for common areas to be provided within subdivisions, and with Goal 2.01.O1B which encourages opportunities for physical activities to be provided. The street trees and landscaping proposed along Eagle Road comply with Goal 2.01.02E which calls for landscaping and street buffers along entryway corridors, and the proposal to not take access onto Eagle Road complies with Goal 3.03.02N as it calls for the reduction of access points onto arterial streets. The sidewalk which is proposed throughout the development and along Eagle Road also complies with Goal 3.07.02C, which encourages new development to provide pedestrian accesses that link subdivisions together and promote neighborhood connectivity. Thank you for this opportunity to provide feedback. Sincerely, 0 rut mals"M. Brent Moore,MCMP,AICP Community&Regional Planner Ada County Development Services Page 2 of 2
