This very first one was an idea presented last night. Meridian could have a Pathways like element? That would be pleasing to the City. The turnabout court north is for phase one, since the Wong parcel is not being developed yet. —Malissa White dotted lines are open fencing. The 4000 sf lot overlay is to give idea of larger lot sizes to the north. Same amount of lots, but larger and slightly deeper adjacent to Alpine Pointe's R-4. Park and emergency access are combined:a court design provides turnabout space for vehicles. New street name for ingress/egress, rename Dashwood to avoid confusion. EMERGENCY/BIKE/PED ONLY at Dashwood only, permanently. Lots larger with 6 NW(reduction of 2),and 3 NE(reduction of 1). The greenish areas closer to higher density could be increased in density to recoup/increase lot count in project. s i +' h0 V •f _ 5 I - ■ 1 . Only 2 homes bordering Alpine Pointe directly, with deeper side setback for privacy(less roofs directly adjacent to an R-4 neighborhood). BONUSES: Additional overflow parking North. Additional future ingress/egress meets ACHD standards for Collectors, and a PATHWAYS or PATHWAYS-type element at the southern ingress of E Jasmine St. The developer gains 4 homesites, though the net SF for homes might be a bit reduced. No need to resurvey for R-8 or any need to adjust the paperwork on the application for R-8 zoning. N Dashwood PI is designed as Emergency Only/Bike/Pedestrian forever, and is never opened to vehicular traffic to avoid de facto TWIN COLLECTOR situation, for both Delano and Alpine Pointe. -Oinestory I RARKINGAREA Landst ape huffer 0rangeisemergency/bike/pedestrian !ane One story Larger lot, r - + r — , urger lot, more side Della St more side setback setback _ ---------- ' 4500-5000 One story SF? 4 5066 sf O Street name? 6 Futgre ingr 'f egre Tavo stories } > # Two suwies + . 0 16 ° 16 ,O 8 ° F and C 4DW sf 49W sf 60 40U0 sf one larger 6n +-, , sf with 0 W U two stories setback F L - 70 TOTAL Units 6 , 4040 SF Min „ To only2 homes E at est.7000 sf lots „ „1.w i Landscape buffer/Meridian PATHWAYS width i - E Jasmine S1 Twostories 16 4000 sf Similar Concept, with thinner buffer to the north, a park to the NE quadrant, with EMERGENCY/Bike/Pedestrian Connection at Dashwood PI, permanently. 14 single stories minimum with this plan There is a turnabout at park on N Chelmsford Dnestory PARKINGAREA Landsc ape buffer 0rangeisemergency/bike/pedestrian lane Dnestory Larger lot, — - = Larger lot, more side Delia 5t more side setback setback 4500-5000 #, ones C' S F? „ . o 5000 sf `' Street name? pFut4ire ingr 's/egress Twa stories 'two StOripS - 5500+ o - 16 M 16 42 8 F and C 40M sf 40% sf 4000 sf one larger 6n sf with ' two stories setback 7DTOTAL Units _1 - 4000 SF Min To only 2 hones # at est.7000 sf ' lots =# Landscape buffer/Meridian PATHWAYS width = g 4 W E Jasmine St y I =TW a stories 4000 sf .J. . ------------------------------------------------------------------------------------- ------------------------------------------------------------------------------------- Similar concept, but without new ingress/egress.
