My husband and I purchased our home at 4063 N. Dashwood Pl., at the end of September 2018. When we saw the home and location, we immediately fell in love with it. We felt this was our perfect forever home where we can retire and enjoy spending time playing with our grand-kids in the quiet cul-de-sac. Or what we thought was going to be a quiet cul-de-sac. When we purchased the home there was no signage posted at the end of the road, or any place for that matter, indicating N. Dashwood Pl. was going to be a through street to a separate densely populated neighborhood. This information was not disclosed to us by the previous owner or the listing agent during the purchasing process either. We first heard of this from a neighbor informing us of a neighborhood meeting a few months after closing on the property. We were extremely upset about this and were looking into legal options, however, we decided not to proceed with any action at the time. This may be revisited shortly. Although we would rather not have our street open up, we understand this may happen. Therefore, as a community we have presented several options to lessen the traffic on N. Dashwood Pl. for example making it an emergency access only at N Dashwood Pl, and single stories adjacent to Alpine Pointe’s R-4 zoning. 1) Regarding emergency only/bike/pedestrian at N. Dashwood Pl. We are supportive of this plan and ask that it is made permanent, as has occurred previously at other “stub” streets in the City. 2) Another concern of ours is with the privacy and complementary product in the development, mainly the north end. We have seen plans with much smaller lots creating a very high-density neighborhood. We are asking for less density, or reorientation for a more harmonious and transitional nature to the North of the Delano project. Perhaps a buffer element solution for privacy, and parking overflow. 3) Lastly, Perhaps a PATHWAYs-type element for utility and extension of the proposed PATHWAYs on the Enzler’s parcel in the future, and for an aesthetic for the main entry street of Delano. 1 We feel, these are fair compromises to keep the traffic down on our quiet cul-de-sac, as well as assisting in keeping our property values from dropping considerably, so we can protect our investments.
