To the Honorable Robert Simison, Mayor,
To the Members of the Meridian City Council, and
To the Meridian Planning and Zoning Commission:
In reference to the Delano Subdivision AZ, CPAM, PP H-2019-0027 and the updated plat submitted recently by Boll Cook
LLC. As neighbors of this development we are supportive of the reduction in overall density in the new plat plan,
emergency access only at N Dashwood Pl, and single stories adjacent to Alpine Pointe’s R-4 zoning.
We are not supportive of several elements of the plan, however.
The density adjacent to Alpine Pointe is believed to be still too dense by many neighbors. The smallest lots adjacent to
Alpine Pointe are 5400 SF. The average lot size of Wainwright, Brooksburg, and Dashwood cul-de-sacs is 13785 SF,
gathered from data on the Ada County Assessor’s Land Records search.
In meetings with T. Hethe Clark, Alpine Pointe HOA, Committee members, and neighbors expressed that that N
Dashwood Pl should be emergency access/bike/pedestrian only, in perpetuity. In the ACHD reports it shows it was
submitted by the applicant as a fully-designed street to be funded for full access in the future as a 50’ right-of-way. We
are opposed to this temporary emergency access connection, and we have repeatedly asked the applicant to submit this
access as a permanent emergency access.
Connectivity as an emergency only/bike/pedestrian access is being sought as one in perpetuity. We feel this is necessary
for the prevention of a twin collector/de facto collector situation that would be problematic for bothDelano subdivision
residents and for Alpine Pointe residents for cut-through traffic; we will all have flow and connectivity at Centrepoint
Way in the future. The closure of N Dashwood Pl to vehicles will prevent commercial and high density residential cut-
through in both directions, and route it to the intended collector for this heavy traffic burden.
We are also hopeful the City will seek a transitional model for the Cook Parcel plan. We have too much three-story
product finished, under construction, and proposed at the City of Boise as Stellar Jasmine Acres Retirement/Assisted
Living/Memory Care. Please limit the building height to two stories, or an attached two story townhome concept.
We are seeking lower density on northern boundary of application, and elimination of connection for vehicular traffic at
N Dashwood Pl. We are supportive of emergency only/bike/pedestrian access for connectivity in perpetuity. N
Dashwood Pl should be restored as a cul-de-sac only.
