Broadway Avenue #102 Meridian, ID 83642 RE: Annexation / Cedarbrook Subdivision / 4185 S Linder Road / H-2020-0012 Bill, The City of Meridian has requested feedback regarding the annexation of 118.6 acres at 4185 S. Linder Road for the proposed Cedarbrook Subdivision, which will include 330 single-family homes. Ada County is in support of the application due to the proximity of the site to public services and infrastructure. The site will be within close proximity to sewer and water as it is located directly west of the previously approved Brundage Estates Subdivision, and future residents will have nearby access to existing parks, schools, commercial services and employment opportunities. The application is in compliance with the Ada County Comprehensive Plan as Goal 2.2f encourages residential development to occur at urban densities within Areas of City Impact where urban public facilities are available. The proposed pedestrian connections to Linder Road and to the properties to the north, south and west comply with Goal 4.7a, which supports the creation of a safe network of pedestrian and bicycle pathways connecting neighborhoods with parks, schools, open spaces and commercial areas. The subdivision is supported by the Meridian Comprehensive Plan, as adopted by the County, as it designates the property as Medium Density Residential. The proposed internal pathway system and sidewalk connection to Linder Road is supported by Goal 2.01.01A, which calls for new development to encourage walking, and the proposed stub streets to the north, south and west comply with Goals 3.03.03B and 3.03.03C, which encourage pedestrian and roadway connections between subdivisions to promote greater connectivity. The proposal to provide over 20 acres of open space that will include a pool, sport court and playgrounds among other amenities, is supported by Goal 3.07.02F, which calls for common areas to be provided within subdivisions, and with Goal 2.01.01B, which encourages opportunities for physical activities to be provided.
