Hello Sonya,
Thank you for your help in processing our Final Plat for the Caldera Canyon Subdivision. Attached please find electronic
copies of the updated Construction Drawings, Landscape Plan, and Final Plat for your records. Hard copies of the will be
delivered to you today for your review(4 copies of final plat sheet 1, 1 copy of the construction plans, 1 copy of the
landscape plan, 1 copy of the revised Pre-Plat). The revised Pre-Plat is still in the works over here.
The Pre-Plat Conditions of Approval have been addressed including the following:
• The pressurized irrigation pump station has been located in a solely dedicated common lot (Lot 14), per UDC.
• Notes have been included to designate ownership and maintenance responsibilities for the common lots.
• A note has been included restricting access to the shared common driveway to the applicable lots.
• The alignment of the driveways at the west end of the shared common driveway(now Lots 9 and 11) has been
clarified and Fire Dept. approval has been obtained.
• Common lots have been added in front of the existing residence to provide a landscape buffer.
The Landscape Plan Conditions of Approval have been addressed including the following:
• Common Lot 10 has been extended at Lots 7 and 13 to provide a landscape buffer to allow future fencing—
landscaping has been proposed for these landscape buffers in area not to be paved for the Fire Dept.
Turnaround.
• Existing landscaping has been identified in the landscape buffer common lots (Lots 1 and 3, Block 2) in front of
existing residence (now Lot 2, Block2).
