Hello Julie,
Thank you for reaching out and your engagement throughout this process. Below are answers to your questions and
some additional insight on what Toll Brothers has proposed to minimize impacts to the adjacent residents.
Minimizing Impacts?
- Toll Brothers is proposing a transition from R-8 to R-2 adjacent to the western boundary.
- Oversize 1/3 acre lots will be developed along the western boundary.
- Increased rear yard setbacks are proposed to provide substantial building separation.
- A large percentage of homes along the western boundary will be restricted to single-story.
- Dark-sky lighting will be installed throughout.
What in your subdivision meets the City’s specific annexation requirements?
- The property is contiguous to the City and lies within the Area of City Impact.
Will the single-family homes in Cedarbrook be owned by homeowners or will it be a investor owned/rental
community? If it will be homeowner occupied, will you limit the number of investment properties?

- The community will be developed for and marketed towards homeowner occupants. We have a policy that we
do not sell a home to someone who intends to rent the home. One of the terms in our home sale contract is
that the “Buyer verifies that they intend to occupy the property as their primary residence.”
How is your “open space” calculated? How much of your proposed open space is parkway ?
- Open space is calculated in accordance with the City of Meridian’s Qualified Open Space requirements.
- Currently, our qualified open space is 20.30 acres or 17.1% of the total site area and will include the
following amenities in addition to others:
Pool & Pool house
Pathways
Playgrounds
Shade structures & picnic areas
Park benches

Good afternoon Sabrina,
Thank you for the information that you supplied to us during the Thursday, January 16th
neighborhood meeting regarding the Cedar Creek Subdivision by Toll Brothers. We appreciate the
efforts that Toll Brothers has made to reach out to the surrounding neighbors.
However: This was our third meeting with Toll Brothers, yet we have yet to see any indication on
your plan renderings that Toll Brothers has heard our concerns about the transition between our rural
properties to your subdivision. On the contrary, from the second plan to the third iteration you have
added more homes adjacent to our rural neighborhoods and properties. We believe your proposed
plan does not provide appropriate transition, threatens to devalue our properties and is insensitive to
our existing rural identity and practices.
We respectfully ask that you revise your proposed project to 1) reflect our repeated request for
landscaped open space between our rural properties and your subdivision; 2) provide appropriate
transition through lot sizes and lot ratios adjacent to Stetson Estates and Rock Ranch Estates. We
agree with the City of Meridian’s staff that you try and accommodate our interests into your plan.

The City of Meridian requires a “higher bar” for annexed properties. What in your subdivision meets
the City’s specific annexation requirements?
Will the single family homes in Cedar Creek be owned by homeowners or will it be a investor
owned/rental community? If It will be homeowner occupied, will you limit the number of investment
properties?
How is your “open space” calculated? How much of your proposed open space is parkway or
landscape buffers? How much is unusable open space such as retention areas, water features or any
other aesthetic?
