Box 405 Boise, ID 83701 RE: CALDERA CANYON SUBDIVISION FINAL PLAT APPLICATION /ALTERNATIVE COMPLIANCE Dear Mr. Parson: On behalf of Ms. Vanessa Klaus, please accept the attached Final Plat Application and Alternative Compliance Application for Caldera Canyon Subdivision. Caldera Canyon Subdivision is a 15 buildable lot (14 new/1 existing) and 3 common lot residential subdivision on 2.83 acres at 1294 E. Leigh Field Drive. The final plat is in conformance with the approved preliminary plat and meets all conditions of approval and the Meridian City UDC. The proposed subdivision conforms to all acceptable engineering, architectural and surveying practices and local standards. A development agreement between the City of Meridian and the property owner was recorded under Instrument Number 2019- 104970. SITE SPECIFIC CONDITIONS OF APPROVAL 1. A new development agreement was executed by the property owner and has been recorded. a. Development of the site will comply with the plat, landscape plan and conceptual elevations. b. Only the existing residence at 1294 E. Leigh Field Drive will take access off El Leigh Field Drive. All other parcel access will take access off of the future public road proposed with the subdivision. 2. Revisions to the preliminary plat include: a. A pump station will be located as required. b. N/A c. N/A d. A note referencing ownership and maintenance responsibilities will be included on the plat prior to submittal of the Final Plat Mylar Checklist. e. A geotechnical site investigation was conducted by Materials Testing and Inspection (MTI) on January 7, 2019. Groundwater was not encountered within test pits as deep as 16 -feet. The MTI report concluded that groundwater would remain greater than 15 -feet below ground surface. Locust Grove Rd. in Meridian, Idaho (See Attached Vicinity Map). The site was historically used for horse pasture with one existing residence and outbuildings. The site is relatively flat with a slight slope to the northwest. Seasonal high groundwater was not monitored due to the depth being greater than 15' deep. The project site is not located within a FEMA floodplain (Firm Panel 16001C0144H). The project consists of constructing approximately 330 LF of new public roadway and 150 LF of private shared driveway with sewer and water main extensions to support 15 new single-family lots. Two separate drainage basins were identified (one public and one private) to collect concentrated runoff. The public basin accounts for the new public roadway and the front of each buildable lot along it. The private basin handles runoff from the shared private driveway. In both basins, the runoff will travel via sheet flow, and concrete gutter, to their point of collection and infiltration. All concentrated runoff will be treated by passing through a layer of C-33 sand. Please refer to the construction plans for drainage details.
