The Oaks North Subdivision No. 4
Final Plat Project Narrative
Toll Southwest LLC hereby applies for final plat approval of the The Oaks North Subdivision
No. 4, containing 35 single-family residential lots and 8 common lots on 12.03 acres in R-4 and
R-8 zones. This phase of The Oaks lies north of W. McMillan Road and west of N. Black Cat
Road. The gross density of the final plat is 2.91 dwelling units per acre, with a net density of
3.55 dwelling units per acre. The minimum property size is 9,820 square feet, with an average
lot size of 10,253 square feet. Qualified open space for this phase of the project totals 1.93 acrs,
or 16.04 percent of the site.
The preliminary plat was approved by the Meridian City Council on December 17, 2013. A 5.71 -
acre central park, pool facility, playground equipment, pickleball courts, outdoor barbeque area,
pathways and pressure irrigation pond are being constructed in the first phase of the development.
The Oaks North Subdivision contains 1.61 acres of open space, or 13.3 percent of the site.
The final plat is in conformance with the approved preliminary plat and meets all requirements or
conditions thereof. The final plat conforms with all requirements and provisions of the UDC and
was prepared in conformance with acceptable engineering, architectural and surveying practices and
local standards. The property was annexed under Ordinance No. 14-1602, which was recorded as
Instilment No. 114030973. The applicant also entered into a modified Development Agreement,
recorded as Instiument No. 14030972, records of Ada County, Idaho.
