Re: Comprehensive Plan Addition - 3.07.01F
Dear Mayor and Council:
I am writing you to express my disagreement with the addition of section 3.07.01F to the Comprehensive Plan
update. Please find my reasons below:
1. We feel the proposed language does not even belong in a comprehensive plan. Comp plans are for
guiding density and land use. Specific lot sizing and dimensional standards belong in the Unified
Development Code.
2. History has shown us that “Rural Estates” almost always redevelop when the city grows around them. A
City’s Comprehensive Plan and Future Land Use Ma p should plan for the future, not what is currently in
place. We do not think responsible city planning should be catering to the desires of county residents
inside the cities area of impact, we should be doing proper planning for a city.
3. The majority of our recent developments have been adjacent to 5 acre “Estate Lots” some of our
developments are only 10 acre properties, so this current proposal would require us to develop half our
property with 1 acre lots- makes no sense.
4. Lastly, and most important, there is no viable market for 1 acre lots in Meridian. If there were,
Developers/Builders would be producing them. Those that truly believe there is a market and a demand,
should seize this unmet need and develop 1 acre lots themselves, not attempt to force others to do it.
I request that Section 3.07.01F be removed from the City of Meridian Comprehensive Plan Update. Thank you
