Nick,
UDC Table 11-2B-3 and 11-4-3-34F requires a 25’ wide buffer to residential uses to be provided on C-C zoned property
and on properties where a storage facility is proposed adjacent to a residential development; UDC 11-3B-9C.2 allows
City Council to modify the width of the buffer upon request by the Applicant at a public hearing with notice to
surrounding property owners. As only a 10’ wide buffer is proposed on this site (to be combined with the 15’ wide buffer
on the adjacent property to the east to total 25 feet), a request for Council approval of a modified buffer width is
required. Please reply to this email that you are requesting this modification.
