The Building Contractors Association of Southwestern Idaho (BCASWI) express appreciation for
the positive working relationship we have with the City of Meridian and its staff. As issues and
concerns arise, we appreciate your willingness to listen to our concerns and work toward
acceptable solutions.
We support the application to modify the street length standards for cul-de-sacs as proposed.
As a building community we anticipate the need for greater flexibility in future subdivision
designs, including high-density, infill and/or sites with topographic constraints. We also
understand the Meridian Fire Department is not opposed to the proposed application.
However, we are concerned with staffs recommendation to restrict the cul-de-sac to a
maximum of 20 dwelling units. We are not aware of any life safety or engineering reasons for
this restriction. We are not aware of any jurisdiction in the area that restricts the number of
homes on a cul-de-sac. The only restriction we are aware of is the fire code that restricts the
number of homes on a single access to 30 homes.
This new restriction from staff was not vetted with the building community and unfortunately
we anticipate it will create new problems for some development applications, resulting in
added costs and/or not achieving preferred densities in planned higher -density areas.
We respectfully request the City change the staffs restriction under 11 -6C -3B4 Cul-de-sacs:
c. Cul-de-sac street shgll-serve a rfl aximum of thirtv f 301 dwelling units.
