HomeMy WebLinkAboutCC - Alternative Compliance - 11.26.2019Stapleton Residential Community Alternative Compliance Landscaping/Sound Wall Attached for your review and favorable consideration is an application for Alternative Compliance for the Stapleton Residential Community located near Amity and Meridian Roads. After staff review of our development applications it was brought to our attention that there were two concerns with the concrete fencing/sound reduction wall (Exhibit A) that we were proposing to construct along Meridian Road/Highway 69. First, City code does not allow for intermittent breaks in the wall, as it may degrade the sound reduction functionality of the wall. Alternative Compliance — The proposed subdivision design has two pathways that intersect the wall at 90 - degree angles. We believe that pedestrian connectivity in this case is important. We are proposing that at both of the openings in the wall for the pedestrian connections we will wrap the wall along the pathway for a distance of at least 60' to the west in order to shield the homes from as much of the vehicle noise as possible. (Refer to Exhibit B and C below) Second, Code requires that the wall be staggered every 300' linear feet. Alternative Compliance — The wall will be staggered by at least 2' every 300' linear feet minimum in order to meet the code requirement.
