Development Agreement Modification: This application proposes to remove the nine parcels from the existing development agreement and create a new agreement which can specifically govern the development of this important site within the City. This application requests the properties be removed from existing development agreement because: • The existing development agreement includes other properties which the City has previously removed and entered into separate agreements to govern, and • The proposed development plan for these nine parcels differs from the existing agreement's concept plan and land use. 1 Please note that a Property Boundary Adjustment application is currently in process to adjust the configuration of these parcels. The project concept plan included with the application materials proposes a senior living multi -family residential building on a single +6 -acre -parcel in the northeast portion of the property. A Conditional Use application will be processed separately with additional detail of the senior living development. Conceptual elevations enclosed with this application represent the design aesthetic. Access to the senior living site will be from Milano and Cortona. The property frontages along Ten Mile Rd and McMillan Rd will be developed with commercial buildings that providing the services and uses permitted in the C -G zone which are needed for the City's nearby residents. The anticipated uses will be consistent with the Meridian UDC. Access to the commercial properties would be available at the existing points constructed by ACHD on the arterial roadways, and from the internal public roadways of Milano and Cortona. All parcels provide internal cross -access via private driveways; therefore, no new streets are proposed. Buildings within the development are proposed to comply with all requirements of the underlying C -G zone, including dimensional standards. Prior to submitting for building permit, Administrative Design Review, and Certificate of Zoning Compliance approval is required. The development is planned to be constructed in multiples phases.
