I appreciate your and your neighbors’ involvement in this process. To address a couple of items in your email… you’re correct, the required rear yard setback is 12’, not 15’; single-level homes are not a code requirement although they can be required through a Development Agreement. If the Applicant submits a revised plan prior to the Commission hearing it will be up loaded in the project file on the City’s website and the staff report will be revised accordingly. I wanted to thank you so very much for your help and friendly patience with me and my issues with the PowerPoint. My laptop is a wee different in response, and I am not used to driving that one. Furthermore, I had so many neighbors counting on me, and I don’t speak publicly on a daily basis. I wanted to reiterate that Laren Bailey of DevCo made it abundantly clear on September 26, 2019 that DevCo would not entertain any changes to the roads, gate location, density, street width, driveway depth, housing style, or housing compatibility. They would not entertain any increase in setbacks from adjacent neighbors, and Laren Bailey misquoted 15 feet as a setback, and our research shows 12 feet for R-15. With this in mind, the subsequent offer to meet with DevCo to discuss ACHD with our HOA was perceived to be an empty gesture (and ACHD declined to meet due to the open application), for the September 26, 2019 meeting for the City of Boise requirement resulted in 2 hours 40 minutes in length before I left, with absolutely no intentions by DevCo to modify the plan to be more harmonious to Alpine Pointe. 2 Clearly, other layouts would satisfy the City and ACHD policy and requirements, yet DevCo is steadfast to the February 25, 2019 proposal. We realize City Works/Utilities would need access to existing utilities at Dashwood and an asphalted pedestrian/bike/emergency connection access wide enough for City vehicles (utilities, MFD, MPD) with bollards or a gate to Dashwood from this project would not be contested, in my opinion, by most Alpine Pointe neighbors. There still would be the contentious issues of density, duplex homes, and overall aesthetics, but we are hoping for a modified plan that would allow DevCo to develop and be more complementary to surrounding neighbors in many aspects. I am hoping the City stills stands behind single levels to adjacent neighbors, just with a lower density. Thank you again! Our experience with the Planning Dept. has always been most pleasant!
